The word on the street seems to be that most institutional lenders are capped at 70% LTV due to some sort of Covid restriction.

They've built a ton of luxury apartment complexes over the last couple years here and there has been a ton of SFH purchases to investors - little guys and the institutionals, so there is a lot more rental inventory than before.

If so, institutional investors, as well as agents like Roofstock who sell for them, tend to only pay 1% or so commission.

Some states may still be able to close on a title opinion by an attorney, which was customary prior to title insurance being adopted, and used an abstract of title, but this is not acceptable to "insured institutional lenders" (like a bank), so if such financing is not involved with a transaction, lender's title insurance will be required.

As the fed raises rates, that changes for institutionally backed lending companies.

But you can also work for operators that are raising institutional capital (my first job) (an investor pool that won't do small deals or first time syndicators), you could get into construction management (great for underwriting deals) or property management (also great for underwriting deals) and learn the ropes that actually make these deals work.
