Should I be contacting expired listings on the MLS, foreclosed listings, distressed sellers etc … Also does anyone have recommendations on how to build relationships with banks, credit unions, investor-friendly title companies, contractors, appraisers etc?

Meeting seasoned investors, brokers, lenders, and property managers face-to-face at these events is highly recommended.

Any recommendations for how best to handle that in terms of tracking?

I highly recommend hiring a CPA that specializes in real estate investing, especially considering that your husband may start working full-time on the investing end. 

Also, if you have any other recommendations of a servicing company for a beginner note investor I would highly appreciate them.

I would recommend deciding based on these criteria:Will you get along with them and if they are a good fit for the house.Do they have the basic credit, income, and eviction history that you require.Getting Leases and admin stuff set upUse e-sign technology to get leases signed.
