You can but its a pain.  

You may be entirely correct as it pertains to smaller lenders that feel the pain much more if they get slapped by one of the regulators.

Ugh men it was a pain in the butt for me.

Sam and I HATE cold calling, or any other orthodox sales techniques, mainly because we are painfully aware that we are not the type of people who would be a good sales person if we tried to be one, and we hate it when someone tries to sell something to us. 

Active can come with an immense amount of time, pain and lost money as you learn the ropes.  

I can relate to a lot of the beginning pain you described in the podcast, especially regarding financing after quitting a W2 job.

I also know that I am a pain in the a*$ when it comes to finish quality, and I would end up with a long "punch list" for the GC which equals time and headaches. 

@Robert Johnston In Chicago, security deposits are a pain in the butt so I just charge a "Move In" fee instead; non-refundable.  

I did it the hard way in alot of ways but have managed to survive the growing pains.
