We would give the tenant access to our online payment system and they would give the info to login to the cosigner who would set up payments.

I'm sure this particular tenant knows how to "play the game" and after 10 years of being there, this is likely not a coincidence.Thanks!

in regards to participating in Auction.com; online auctions, (and an out of country investor with boots on the ground to mobilize any rehab after the fact and peak in windows before hand)  ....is there any immediate hick up I am not seeing, regarding funding, earnest money, anything else, that should keep an out of country investor sidelined......I have never participated in an online auction and would like to participate while I am out of country....fear, unknown is keeping me sidelined.mattlooking at florida market particpation, jacksonville fl

Now I currently try to connected investors to their next asset(s) in hopes of closing a major deal so i can start putting skin in the game and start building my asset portfolio as well.

I would be interested to see what MI and OH notes are doing these days.back in the day the bigger players would not even bid on those notes  :)  I don't play in that sand box other than with commercial banks that call me on one off's.. and its has to be a smoking deal for me to knowingly go into a bad situation up front.. that's why I recommend talking to those that do it for a living have their systems in place etc etc.. in my mind small mom and pop investors take a huge risk trying to play the NPN game .. and would be better off finding nice performing notes.. but that's me.

Its no problem for someone to do poor job finding MFR online or via broker and then market it to investors. the question is how good is the deal and if the wholesaler figured it out - i mean the upside in the deal and why you should buy it...??!

It's pretty cheap and I think there's a way to set up an online application page which should save you some time--you might want to look into it.

Yes, I suppose you can say I am easing my way into the buy and hold game with my fully vetted tenants and my built in PM, but you have to start somewhere right?
