The property was kinda rough and 3 of the 4 units were rented when I purchased it, so I felt good only having one vacant, but then I had some unexpected things happen to the vacant unit with a leak which prevented me from renting it out right away, then the little old lady in the one unit got sick and went to a nursing home- she lived there about 9 yrs and we had to then spend money on new carpet and new paint in her unit to get it rent ready.

After the dust cleared we had 1 yes offer for 4 lots, 3 back burner lots that we’re now working on closing, and one lady with the 12 lots we had to let chill for the time being 😳 and of course a few offended no’s lol this was in March of this year.

In the market I invest in (Chicago), it would be foolish and a gamble to trade a decent property manager (who is very $ reasonable) for some on ne you take a chance with by transferring management in order to achieve greater efficiency.

I’m not a huge Dave Ramsey fan, but in this case I’d recommend you don’t gamble- pay down the loans and regain some control.
