You may have some years you are able to skate by with it, but anytime you have to address the roof, windows, heating, cooling, etc. you're going to be out thousands more.The way you have it structured is the property won't cash flow under any circumstances.

Ideally this would be a 2-coat application (with a “1-coat paint of course, since I’ve yet to find any paint to be a true single coat paint) with a 1-coat touch up.I use a flat SW or Valspar paint from Lowes . . .

For repairs, maintenance, service calls I would think charging a flat fee for the call plus an hourly rate and materials.
