CheersAlex Alex, I have extensive experience in foreclosure law (both bank work and defense) in Connecticut and have seen it all.

I haven’t done an extensive search for rentals in those types of parks, from my surface searches I have not seen any units available for rent.

If you are buying a property at a price above the loan amount and the closing date is after the auction date, the seller can submit the contract to the bank to get an extension so they don't auction the house. 

I think I will be fine but it is complicated and best to stay away from these unless you do more extensive research.If a lot has never had a house or MH on it then a street adress doesn't get assigned. 

Due extensive research on rent rates and validate apples to apples comparison. plug these into a known calculator and if it meets my criteria for cashflow and cash on cash return.

Make sure to get extensive education on the math, and that particular market so that when you do rent it out it's cash-flow positive.

Several lenders offer 12m terms as the standard timeline, but there are others that will offer you the 9m term with a 3m extension at a cost.

I've been intending to get my license and list it myself, but now I'm reconsidering, thinking this sale might be worth the $30,000 commission for a top seller's agent who works extensively in the higher price ranges and who would know exactly how to time and price the property--and potentially match to a buyer within their team's stable of clients.
