Steve, how would this work with the sec deposit?

I think we are heading in that direction so it could be a good time to buy in the near future. 

Sort of conflicted on what direction I should go.Overview:The purchase price of the house is $170K in which I negotiated down from $190K.

I had an AC unit replaced by them this past summer, so they invoiced me and then directly applied the next rent payments to that invoice amount.

that may or may not be the direction you want to go but after 16 years selling in the DC Metro area, it proved to be very worthwhile for me! 

That dollar amount looks like about what someone might have in a self directed IRA, to me.

If the auction company is actually returning your deposit and not defaulting you you should feel extremely lucky.
