If they are clean I can return half of the money then once they have provided me with receipts showing the utilities are paid in full and I have the house is repaired I can return what is left.I have had good success removing organic stains with Oxyclean that some carpet cleaning companies did not get out, it seems to make even red wine disappear and lose its color.

That process is very simple and can cut your cost from ~3500 (1200 sf) to little over 600.Changing fixtures in the kitchen and baths can boost appeal as well.Finally, of course a fresh coat of paint on the walls that are a good neutral color.
