How to practice analyzing deals the right way so when a deal comes along I don’t have to second guess myself and pass up on good deals because I’m not sure.Also I want to know how to analyze different markets to determine the which fits my needs the best.Thanks in advance for all the tips!!!

Usually what happens is you would collect the fund and create a “fund partnership”.  

You can definitely just escrow these funds with the title company as part of the refinance transaction and still close the loan, this is fairly common practice, I've done it before myself for similar situations.

You can get 90% of the knowledge needed in about 90 days but then it takes a while to figure out how to put it in practice.

This will also give you an opportunity to practice your negotiation skills.And after you exhaust the free options you can do a regular search for furniture, appliances, etc. and you will find plenty of affordable listings.

I am a new investor in the Chicagoland area and am looking for other new investors to practice with.
