As a former wealth banker and a long-time investor, I can honestly say that I hated the two years as a realtor (in Florida, you're required to be a realtor for two years before you can apply for your Broker's license).

I would look into that more if you're not sure.You're smart to place as much debt as you can, although I will say that it would be a good idea to start building a relationship with a banker to provide conventional investment loans.
