I disagree and agree with Christopher on a few things.

Both are complex tax strategies warranting professional help before you try either one.Finally, I share @Christopher Smith's reservations about market timing, in general and especially under the current crazy uncertainty.

Check out north Collinwood, or Lee-Harvard, you might be able to find some properties in Brooklyn also.

@Christopher B.Thanks for the responses property manager has stated these were bad tenants that I assumed from the previous owner.

Christopher, I recommend finding an accountant who specializes in real estate taxation over one that is local.
