Reason being, if you have them separate then the pet deposit can only be used for damage caused by the pet and the burden falls on you to document and prove that the damage was caused by the pet.

Anyway, I had a horrible experience - horrible tenants who completely trashed the place in a year (so badly that I had to put new carpets in AGAIN, after they had been put in the year before) and didn't even have security deposits so the money they owed in back rent and on all the damage they caused.. is still owed to me today.

It is tough to give up money to a bad tenant, but often times, you'll end up spending less doing that, then dealing with the damage they may cause in retaliation.Good luck!

Many fixed attorney fee's and lender fee's that are not based off the loan size cause the loan to be considered high cost.

It just upsets me how there would be people like this out there who try to wipe out "competitors" instead of calling me and asking me to partner up since I DID have a couple leads and would be a rational thing to do but i dont care cause im very passionate in the rewards that Real Estate can bring me or in my future but i know theres another way.

It may be the tenant and court system causing the delay.
