Having trouble analyzing this deal as there are so many variables and I do not have the experiencing analyzing deals to make me feel comfortable taking the risk.Purchase price of the land would be $250,000 not including closing cost or fees, and construction for a new 3/2 home with an attached 1/1 ADU is estimated to cost around $300,000 - $400,000 finished.

Would I need to disclose this when listing the home even though it was several years ago and all repairs have been made? 

Otherwise, find some type of group or tribe that is into real estate investing...do whatever it takes to get around the local movers and shakers!

, is this something that would be offset if you just hold the property after a 5 year estimated proforma with a 3% appreciation/rent increase?

Hi,I know this area is undergoing development but wondering if anyone is investing outside of Park Circle in the "under $300K" range and getting anything to cash flow. 

This is why I haven't considered them as a realistic option for a cash-on-cash return.
