Today, with the internet, I assume a lot of the screening process for both tenants (credit and criminal check, etc.) and contractors (Angie's List, etc.) can be done long-distance, and easily.

I think you can't broad stroke things on a macro level.Houses here in Georgia I read an article the other day that values are up 12% over last years pricing.There are many markets that are regular appreciation markets.

-Furniture because the costs for investment properties don't include furniture and the maintenance is higher on that,-cable/internet is usually included.
