I'd low ball and then meet somewhere in the middle if you want it that bad.  

It was a very simple goal but I accomplished it relatively quickly and got the ball rolling.

Hopefully that gets the ball rolling in the right direction.

If it succeeds you will for sure have family problems.Now if this property is more important than your family, then just go give grandma a nice low ball offer, let her know it needs a ton of work.

I'm happy there are more that just one way to get the ball rolling financially for my second future property.

The property should easily rent for $900-$1100 in the area and I am not afraid to start out with a near 'insulting' low-ball offer just to feel out the seller. 

I think that as Sam Josh said, we don’t really have a crystal ball but all we can do is be disciplined in continuing to find deals at a good price.

Whether its analyzing deals you see, or making bid even if you know they wont take them, it will get the ball rolling.

Not all agents/lenders are well versed in it and about half the time a client wants to use their own lender they drop the ball and mine needs to step in at the last minute.
