It can be avoided by simply paying off the loan and holding the property for 365 days, then selling - no UBIT.I persoanlly believe that using a SDI to make loans is much easier and way less headaches, plus you don't have to watch out for all the items that could potentially cause your IRA to be in violation.I have both.

There are SEC rules to watch out for, too.Another approach would be to have one company that owns the ware house, and a second company that all the investors put their money into.

Getting burned by some builders and lenders is just one of my points for people to watch out for in the go zone area.Bottom line, I think you took my original post on go zone investing TOO persoanlly as I was not attcking you or all go zone investments.
