Just say you have an assignment contract that will allow you to buy the property at xxx address, we are selling our right to purchase this contract.

I know that is the best option, but at this not time it is not something we are looking to do.What I was thinking was buying a property that needed renovations, working on the renovations throughout the first year, and then renting it out (or still live in it), but taking  out a HELOC for a down payment on the next investment property.
