But regardless, if you have half a million liquid, I think you have a good chance of achieving what you are speaking of.    

Hello everyone, I am an aspiring real estate investor, looking for an opportunity to learn, grow, and achieve.

If we start to take on SFRs with roof with end of life in next 1-3 years we start to creep into the problem that occur from no economies of scale like you get in larger apartment complexes2) systems - need to have checklists at a very detailed level or it would be very easy to say 'forget this' this is too much workI am not going to try to say that 50 SFRs is able to achieve economies of scale with the right systems and process as compared to taking down a 50 unit building.  

The podcasts have taught me much about my next steps into Wholesaling and I am eager to learn more and grow with members of this community in achieving success, while having fun doing so!

I believe that investing in real estate will help me achieve my goals.

You can also reshape the type and go from SF to MF or commercial.Once you have achieved your cash flow goals you monitor geographical and demographical data to determine if you are in the best mix of type and location.  

In my own set of circumstances, I've had to deal with several banks, been told "no" by about 10 banks, had 3 property managers, and a tenant who's just a pain.But, because I had a clear plan and goals on what I was trying to achieve, I'm slowly getting there.
