The main people I see wanting to invest in Miami now are foreign investors and people who just want to own a slice of something in Miami.As for Charleston, there are still pockets where you can pickup something affordable, put in some sweat equity and achieve a decent, double digit cap rate.West Ashley is probably the most notable place to mention which is gentrifying quickly.

Someone who knows what is achievable in a given area in a realistic sense, it makes no sense to tell someone what they want to hear if you spend months or years driving them around to see properties that don't make sense financially.

Even then, there is a bunch of "stuff" that you have to do to operate the LLC correctly to maintain its corporate veil to achieve the asset protection. 

And as stated for prices well below what we are actually achieving..

Hello,After house hacking a multifamily for almost 5 years I think I have achieved my goal and wish to change the direction a bit now as well as looking for a change.

I thought that the only way to achieve that was through a commercial loan.
