I'm getting ready to put an offer in on my first rental property- a single family 3 bedroom home in a good neighborhood.

We are tentatively planning to keep working in our business for the next 6-10 years while building a portfolio of properties, eventually selling or just closing our business when we can afford to live and continue to invest extra without the business income.My house that had an extra bedroom when it was just my two boys is now bursting at the seams.

A bedroom floor is rotting from water damage as well.

My point was Lake and Porter county are bedroom communities for Chicago, they do, or did have a fair amount of steel and automotive parts plants. 

Since then, I have renovated the bathroom and master bedroom while adding new electrical panels (main and sub) as well as pluming throughout the home.

I have a 4 bedroom rental that I am targeting to low income families (section 8 would be preferable).

House is a multi-family, two bedroom on main floor, studio up top, 1200 square feet total - previously rented for $700 main, $350 for studio.

I would have gone to the 3 bedroom unit as well, of course, three units would be ideal.
