With Dwolla, I've conditioned my tenants to expect a request on the 24th and usually all of them will begin the payment with the payments arriving to my account  on or before the 1st of the month.My question about cozy is, is there a manual(like Dwolla) or automatic system to notify tenants 4-5 days before the first of the month to pay or does it only send notices on the first? 

Ideally I'd like to try to do 4-5 next year, if I'm waiting the 6 months I'll be able to do maybe 2.

If you're good with 4-5% returns, there are good options here in the SFR and town house arena.

The home has been on the market for approximately 45 days and there have been no offers and few showings.  

I may go back at some point but likely not often since it took 45-50 minutes for me to get there after work.

Should I reveal to the seller that I'm a wholesaler and I have relationships with end buyers but need to sell each one separately or do I try to put them all under contract as I would a sf deal and just try to sell them to my end buyers before my 30-45 days are up?
