That is unheard of.....If you look at SF marketing, above $1.1m, LOTS of listings NOT moving at all....So I am saying in any "hot" markets, the entry level listings, which means diff $$ in diff markets , are still moving quick possibly with multiple offers....

It’s almost unheard of in today’s real estate market for a buyer to be able to borrow all of the money needed and also be able to wrap in all of the loan costs and fees without bringing any money to closing or having any “skin in the game”.

It nets them 15K up front, but gives you 15 years fixed, at a rate for a commercial property, that is unheard of.

While these two seem incompatible it is not unheard of at all for someone to move into a property with an FHA loan and live in it for a year or two and then change your mind and convert it to investment.

If only making a 20% down by the way (which would be unheard of for anyone with cash flow motives in LA for instance), the investor would have to spend almost $15,000 out of pocket funds just to keep property by each year.
