Safe is relative but most neighborhoods in the city, except a few in each city quadrant, are pretty safe--despite what many say or believe (most don't live in or know areas outside NW or trendy NE).As for condo investments around metro stations for long term, anywhere near Cap Hill/H street corridor might still be profitable (soon adding the Benning Rd extension of H street).

The current trend is toward the urban core so start with downtown and do concentric circles from there.

I have had this done to me a whole bunch of times, Not all HOA's are exactly the same, but I have noticed a trend,I have never successfully negotiated anything with a single HOA, everyone of them has taken the attitude we want every penny or else.The last one was the same old story, they claimed they sent out notices on $800 that I owed them, I told them I would pay the $800 plus 100% interest for a total of $1,600.They said screw you we want the whole $14,000 you now owe us.

And now that beards are trendy, they're even more acceptable than they were three decades ago.But like I said, if you're trying to pull off a handlebar mustache or look like you're a mountain man from the 1800's, it's far too distracting and potentially off-putting to some clients.Beards are actually much more important in politics.

I don't see any indicators that this trend is going to reverse anytime soon.I personally think the Tacoma 4-plex is a better investment but only if the numbers pencil out including a property manager.
