I have to admit I am a little irritated to know the owners have been living there for 2yrs and not made a mortgage payment.

You have to be careful with your marketing as technically its aganist the terms of the contract and can irritate the listing agent if they want to be anal.

My family got very sick from hidden toxic mold from faulty construction and water intrusion. 

Also, the realtor seemed irritated that I reached out directly to the owner, who i met during the walkthrough to find out if the property was still available after hearing a deal fell through.  

My instincts are the opposite - I am irritated by this gradually deteriorating lapse in communication and effort.

If we weren't toxic, I'd probably go with an LLC lending entity. 

Whenever I’ve experienced such irritations, I find that quietly muttering to myself “they pay my mortgage....they pay my mortgage....they pay my mortgage” is enough to put a smile back on my face ;).

My understanding is that PMI is an irritating additional expense with a low down payment but can be refinanced out of with exception of an FHA loan.

You don't have to tolerate this intrusion - and the longer you wait to take action, the longer they'll enjoy irritating you.Best...
