Is there someone willing to guide me through this process?

We are starting the process of analyzing deals, making a plan and executing on it. 

That can be tough when it's a one-off job or you only have one rental.

I'm in the process of purchasing a STR and am intrigued by the 3-2-1 buy down. 1st year of the loan would be 4.5%, 2nd year 5.5%, 3rd year 6.5%, 4th year standard market rate.

And even at a steal of a deal, its tough to make it work. 

They usually have a process for filing a claim with the city for damage caused by them, and they may be willing to cover it.

Once you have found a few with good reviews, call them and tell them you are a wholesaler and ask if they are familiar with the process.

Not sure about MTRs.My general conclusion was that it is tough to do business in the town if your goal is to buy property as pure rentals out the gates and no intention to occupy.
