What it comes down to is the numbers and what you are trying to achieve.

I believe this "subject to" is the way I will go as long as I have a good legal contract to protect the seller and myself.

There are a ton of multi families in Augusta, most are in rough shape and rents low enough to attract tenants who I would not want to rent to.  I

The other benefit that comes to you then as other posters have alluded to is your ability to eventually sell and then use the 1031 exchange to move all of the equity into new purchases with better income profiles.  

The one question that we keep coming back to is, "where will we live if we sell/rent our house"?

Hello - I wanted to see if you folks knew of any other podcasts that focus on Lease Options/Rent To Own, Subject To...I currently subscribe to Joe McCall (Real Estate Mastery) and Chris Prefontaine (Smart Real Estate Coach), they are both great, just curious to see if there was anything else out there.

Since they are "free & clear" the question to ask each lender that you talk to is "do you have any seasoning requirements" Find the ones who will lend today without making you wait 6 months or a year.
