I normally advise my clients in Florida in this situation to:1) give proper notice of non-renewal, and at the same time,2) give notice to pay.If tenant doesn't pay within the notice period, file eviction, and the non-renewal notice serves as a "back stop", if you will, in the eviction, in case you needed to amend the complaint to add that count to the action.

Locking up properties that will be hard to sell are a punch in the gut for the sellers so you have to step back and think, are these worth locking up or would the seller be best served listing with a local agent and getting out, without you in the middle.It sounds like these are ancillary to your territory and usual buy box and that usually means you don't need them.

but because I also practice IBC, that I would be max funding a whole life policy NOW so I would be storing my cash in a more beneficial location than a HYSA, can leverage the money no questions asked for any future investments you might decide on YET still earn interest and likely dividends on the cash value, flexibile repayment terms, and protections on the backend for you and your loved ones.Not to mention tax deferred growth and a future tax free income stream of dividends up to your basis.Could also serve as a 529 equivalent (didn't see it above) for your children if you didn't put policies on them.Without knowing all the details it's hard to say.
