As mentioned it depends on the state as in florida you are responsible for 12 months or 1% of value whichever is less.

I primarily will be focusing on the Dallas, Birmingham, and Atlanta markets but as I stated before I have partners who will also be on the grind and I'm more than happy and willing to fill in whatever missing piece to a puzzle that needs to be filled.

We're an appreciation market, not as much of a cash flow market here, unless you're putting a large down payment or actively managing STR's.Buying out-of-state can get you more cash flow, but the tradeoff is less appreciation (usually), and cash flow can be eaten up by maintenance and expenses.
