the proper way to solve an appraisal issue as someone who has 500 transactions and represented both sides of a lot of transactions is to get 4 appraisals with 4 banks 

It probably would have solved your problem unless it was just an aging/untrained animal. 

Most of the facebook groups are spammers or people with no clue on real estate and they drown out a lot of the good discussions - if you are in a FB group and its public, most are waste of time unless it is strictly monitored.

I was on the board of my HOA and the property manager did some of those things on the list but also primarily forwarded us emails and issues to solve.

Especially with older buildings, finding the cause of one problem often reveals other problems, and solving one problem often creates a new problem...it's sort of like a game of whack-a-mole. 

He should have kept his mouth shut on that since he had no clue the going rate for that type of roof. 

I am certainly interested in getting more comfortable with sales but I will always prefer leveraging technology to solve problems.

I know you've already solved the issue but going forward you simply list the other adult as an "authorized guest" of one of the individuals financially responsible for the lease.
