Just my 2 cents.Hi Scott,- I utilized the brokers information and then did my own research in 1 bedroom comps around the area and the 2025 Small Area FMRs for the county which are $730 for 1 bedrooms.

I am in the same boat of either 1031 exchange or refi some of my small multi's to purchase a larger complex.

These are the key to getting a loan.  

It’s a beautiful old house and would be a real gem if it was restored, but I don’t have the funds or a credit score good enough to get a loan that big (without an insane amount of interest tacked on).I’m hoping to turn someone on to it who loves restoring old properties, or start investing in a group that does and tell them about my house and invest as a team.

As a loan officer, I've seen a few people go through the same scenario of basically breaking even.
