I agree with the people above that the C class and C+ class deals would be the best bet, but it takes a lot of sifting to get the "screaming" deals.Section 8 is the way to do it because the rent comes in like clock-work.Another suggestion I saw was also excellent; "house-hacking."

Are you looking for a spreadsheet listing properties and whether or not they are on these lists:code violations, tax delinquent, 24 Hour arrest record, pre foreclosure, auction list, city liens, owner obituaries, etc ....this information would be listed all in one place. which means you would know if properties were actually worth pursuing depending on how many lists they are on.plus all of the relevant information needed for the property from each one of those lists could easily be added. plus skip trace information could be added for homeowner.basically i can systematically sift through all of these lists and see if there are matches for one property on multiple lists.

Of course you should be able to find someone of JunkYard Esquire's caliber in your area.There's a lot of misinformation you need to sift through, to do this right, from well meaning experts that have no skin in the game or experience in Landlording and facing "Professional Tenants". i.e You've got a lot to lose.Good Luck Renting!
