If someone slips and falls on your property, you could have JUST shoveled, ice melted, used a hair dryer and laid a non slip mat right in front of the step your tenant took before the slip.

If I determine that they don't meet the 3.5 times rent in gross income, or they've been evicted, or if they can't see themselves renting a place where they have to shovel their own steps, or they aren't willing to provide a fridge, or if they simply refuse to answer my questions, we're done in 10 minutes over the phone and both parties save the time of doing a showing.In theory, I like the idea of open-house group showings.

One tenant opted to move out and i got a new tenant a month later for more than what i was going to raise on the old tenant. the other tenant decided to stay and i came down $100 a month for him to be responsible for taking out the garbage and shoveling the snow over the winter.
