@Parker Borofsky can shed more light on this.This is indeed a red-hot market and lately it's been common lately for sellers to ask buyers to waive appraisal contingencies, as properties are receiving multiple offers (sometimes more than 20) and getting bid up well over list price.

One article states that they are not service dogs and do not qualify under ADA and then another says they fall under the fair housing act and landlords must allow (albeit that is for long term housing and this is not) but I can't seem to find a concrete answer on this.I do not want the dog, especially one that will shed (yes I know they don't shed like a lab) and is a newly acquired puppy at my cabin.

Additionally, neighbors have attested they leave the garage door and storage shed open (claims that someone was in the house) and they have known to not take care of the property and also have caused domestic disturbances that caused the police to show up a couple of times.

We typically don’t allow pets in our homes but we’ve made exceptions on a case by case basis if the pets are smaller, potty trained, don’t shed too much etc.
