I have brokered a few of these and see what they look like after they are all renters.. yards are junk .. junk cars every were oil patchs park on the lawn.. you get all the same stuff..  

With that many units I would definitely speak with the store manager at the big box stores to see if you can shave your costs.

I'm just looking for some advice as to certain requirements necessary when putting an egress window, distances between walls and furnaces/oil tanks if necessary, etc. 

Hi Tristam, I unfortunately can't offer any commercial insurers as for you but would like to comment on the loss...I'm not sure if Carrier denied this claim entirely ; if they stole wiring that would be considered Theft however I personally would consider the damages caused to the property Vandalism; in order to remove the wiring they had to gain access to the wiring and that would have probably damaged the sheetrock wall, damaged/scratched the paint, debris on carpeting (maybe metal shavings from wiring in carpet) and possibly even caused damage to the front door to the home to gain access.  

Life settlements, oil\gas, energy\power, etc. etc. 

If it was up north and they were told they were responsible for snow removal would it be expected that you draw them a map of where they have to shovel and include every basement window, vent, oil tank access point, etc?

Has anyone ever done a deal which included a proper and complete residential fuel oil tank decommissioning having been performed by the seller personally (not a hired contractor), using cat litter, then never having the decommissioning certified/filed/inspected with the proper local authorities? 

I agree that the oil change biz is a dying business as well but how long will it take to die? 

Like where I am located there was a $26,000,000 oil refinery and I contacted the broker and asked have they had any hard leads and I got all of the specifics.
