The STR market was great a few years ago but now too sure now unless you have a great location.

@Shay Yao, yes, the parents are renting and living within the zoned school district.

My wife (she picks all our STR stays) would not rent a STR in that type of area in any City but we are not everyone so take that with a grain of salt.

There was quite a bit of unused land and the zoning gave me some flexibility if I wanted to expand various aspects of the property.Also the self storage units were all below market rent and the seller was willing to finance at a decent rate with a 5 year balloon.

I was literally living in a construction zone, spent $35,000 and lived there 3 years while acquiring 2 other similar properties to rehab and rent out.

Consider all the things that could go wrong and see if the lease addresses them: unauthorized pets or tenants, early termination, security deposit, lease violations, late rent, eviction, lawn maintenance, parking, etc.5.

Hello Solomon,A few tips I have for you would be to first; Analyze Deals Properly – Use the 1% rule (monthly rent ≥ 1% of purchase price) and calculate cap rate, cash flow, and ROI before buying. 

Plenty of STRs that perform just as good as the pool STRs because they have a great design, location, or other fun amenities that have less liability and headache.
