You're going to want to talk to a minimum of 3 different managers before making the pick.

This Product has also got my attention and i'm looking to pick this up in the coming week or weeks once I can locate a lender servicing them.

@Nathan Gesner Not trying to pick a fight here…you’ve posted 26,000 times I don’t care to go back through your posts to find one in 2023 that’s consistent with what we both agree on….that 100% anonymity is not achievable.  

I'd suggest briefly look at all the options, then just pick one.

You can do some sourcing yourself through facebook groups, wholesaler email list and and even picking up the phone and cold calling some home owners that may be tired landlords, doesn't owe anything and has built up some equity.With enough volume you should come across some solid deals that are worth closing on by the end of the year as you planned. 

You should be able to file that partnership tax return as final and pick up any of the income and expenses through the final date of that return.
