At least this is the way it should function with rational buyers...I'm not sure what the paper community does here or if this really happens much since the partial duration is so short.I would love to hear why this isn't the case if I am missing something.Mini balloons or "bubbles" distort the modified duration for series of cash flows based on how things are structured and thus should make the instrument more or less sensitive to interest rate changes.

I would say the assignment fee will change based on closing costs, and could not be figured correctly until the day of closing with pro rations , payoffs and everything.
