We want to put the equity to use, but prices and interest rates are preventing any decent profit from the rentals we can afford.

When you say HVAC, do you mean just the furnace or is there central air for the units?

The air bnb’s help page was more informative but I guess it’s still not clear to me what is allowed other than a multi tenant building that you own.

Dont know your total situation , this idea may suck big time , BUT , if this prevents a major hit on your credit or a bankrupcy , you still have a roof over your head and it gives you time to regroup . 

If documented and performed they will prevent or mitigate your exposure.

This is what I got from the seller.Remodeling: No remodeling has been done recently but is still in good condition and almost like new: a new 50-year metal roof; new central air and heat; new cabinets, sinks, etc., in the kitchen and baths; new flooring; a new driveway.  

Setting strict lease terms can also prevent issues.
