Who is your target audience... traveling nurses? 

(Those are the ones I target!) 

Professional tenants target mom and pop landlords with poor screening processes...rather than large class A and B properties with professional screening processes that disqualify most problem applicants...and lots of neighbors who actually pay their bills.

That way you would be ready and when rates hit your target mark, you can lock it in and close right away.  

Don't discard also calling your target list.

We found out the hard way that I am a real target for sad stories and excuses when it comes to tenants not wanting to pay on time or pay at all.
