If you are in one of those markets, I would recommend pinching your pennies and trying to save another $10k.

I would go that direction or just find some local handymen that are hungry for work and willing to work nights/weekends in a pinch to turn units fast for extra cash. 

The biggest development that I know of is the revitalization of the Pinch district; supposedly it will be in the range of hundreds of Millions of dollars spread out across a handful of projects.

We’ve used local hand soap, cheeses, chocolate, small bottles of wine.

Once upon a time, it was thought that getting a sheepskin was like finding the golden ticket to Willy Wonka's chocolate factory, but if you recall in the movie only 1 out of the 5 ticket finders actually won "the prize" at the end. 

Ensure you have good contractors (if not find them) and be conservative with your ARV number so you're not in a pinch if you can't refi. 

Stop penny pinching and include it in the rent.

I go for the property if I want it my time is worth more than trying to penny pinch.  

We do a small box of chocolates and a well-wishing card during the December holidays.

I want it within an hours drive or somewhere i can get too in a pinch.
