I've actually pulled the plug on investing to focus on our general contracting business because investing was more of a distraction.

I have yet to do a 1031 exchange or a cost segregation study (I'd like to see how this plays out long term when selling or doing a 1031 exchange into a different property) or expense business travel/mastermind/classes. 

The other way I fund deals with none of my own money is using a private lender that I have years of experience and relationship with and/or using HELOC and other business lines of credit.

It's definitely tricky because you want to be considerate and you are also running a business.

And yes what Ive been doing is doing the walkthrough with my business partner, we estimate the rehab costs, then submit an offer according to our estimated costs.

Sometimes you will have that next person/family lined up and ready to go, but sometimes it takes much longer and you need do renovations or at least some repairs.

That depends on a lot of personal factors such as your finances.
