I would recommend you give it a peak and see if it is a market you would consider. 

Essentially they pay for 3 and get 2, and the 3rd night remains bookable in case someone else wants to reserve it.Without that feature available, I would re-institute 3 night weekend minimum, at least in peak times.

With borrowing rates as high as they are, it could be difficult to maximize income by 1031 exchanging into a rental that is both (a) financed, and (b) in an urban area where prices may still be close to 2023 peaks. 

I don't think the model is bad, just not happy with the speed of service.

I found all 8 of these metros had current listing prices that were below their mid-2022 peak.

Does great in the summer, during peak tourist season, but winters are tougher.
