Basically, they have the right to spend up to $500 without your approval, so you cannot really stop them from doing so.

Locals who live there and are right on top of these lower end units can make a go of it but out of state very tough unless you buy above the median price point of a given MSa and in the best school districts full stop.. this is where your best tenants will be.. houses are interchangeable.

Guest runs out of coffee, runs out of toilet paper, needs more towels, etc, we can usually get them any of these things in under an hour with the delivery service, and for much cheaper than the typical service call to try and have your cleaner stop by.

I would explain that to them that if they don't stop being obstructionist that they stand to end up with a lien on their house as a result and eventually lose that house.

So...let's assume you meant the former.A goal of $80k in annual cash flow is very reasonable, as long as you understand it isn't going to happen over night.

Without the sprinkler permit you can't pull an underground plumbing nor interior plumbing permit and if you're amending the plans that could hold up both of those permits, which could stop your build in its tracks, depending on when the mistake is caught.
