@Dawn Brenengen I have to agree with those here that have said to verify the story/charge, and assuming it checks out, go ahead and rent.

To make it as a r/e agent you have to have a big network of people, like by being active in civic groups / clubs, church, etc, You have to be very outgoing, charming & trustworthy.

The trash being left behind by an outgoing tenant wasn't illegal, but your relocating it to someone else's property certainly was.

Good advice above - make sure the outgoing tenant knows that he is on the hook for anything and everything his unauthorized sub-lessee does, including simply squatting there without a lease.
