I think with time as a landlord, you will naturally become a little more tough-skinned.Has this unauthorized tenant been angry directly at you?

Real estate naturally lends itself to putting more money on the line because of entry prices, and that not only potentially benefits your compounding, but strategies like the 1031 and basic leverage help you maximize with pre-tax dollars.

And once I get done with this issue, yeah, that's when you do annual lease review/renewal and move rents to market or near market and let the nature of it all work itself out. 

The studio has large windows on both sides of the unit so i do not want to loose any of that natural light, and I am thinking of eitherA - Doing a full glass partition wall with glass door, with smart glass that can frost to create privacy when in use and allow sunlight when not in use to both sides of the apartmentorB - Doing a higher end full wall foldable partition on a track that closes the whole new "room" into a bedroom but can close back up and fold away to make it a studio again if not in use.Thanks for your input

What I do is sober living, which is a bit similar in nature.

You need to add some art or photos that depicts the local nature, local mountains, or something special regionally. 

We still get the odd theft from time to time but it's easy keeping a finger on the pulse when we only do 3-4 rehabs per month or so.Just had one recently but couldn't tell you when it happened prior to that.It's just the nature of the beast and could happen anywhere.At least we don't get car windows smashed by junkies and bags stolen from cars in broad daylight like in San Fran haha
