For the same effort, I could have a $250,000 note, with better characteristics.I'm sure that Jay Hinrichs, Don Konipol,  or Bob Malecki or any of the other note guys here could poke some holes in this, but it should be in the ballpark of correct.Hope it helps.Good Luck!

Typically tape all drywall joints, 3 coats of joint compound on all screw holes and joints, sand smooth to level 1-5...the industry actually defines the levels.

IT is a software system that tracks maintenance, leases, rents due (allows tenants to pay online-I think Cozy does this part)Make sure you do a thorough move in inspection with pictures, video, etc. so there is no dispute as tot he condition of the yard, toilets, hole in wall, stain in garage, etc.
