However, if it's for anything monetary like that, you now have to serve a 15-day notice (instead of the previous 3-day notice), which does not include weekends or holidays, and serve the tenant with a new informational notice of their rights under this new Tenant Relief Act (which must include a blank declaration of COVID-19 related financial distress).If the tenant then submits the declaration back to the landlord within the 15 days claiming they are unable to pay, it triggers the eviction protections under the Tenant Relief Act and they cannot be evicted for non-payment.

This way the lender can bring additional pressure to bear on the settlement agent and file a claim with the title underwriter if the lien has been impaired by the mistake.As long as the problem is cured quickly and you don't suffer an actual monetary loss I'd chalk it up to a learning experience and move on.

It's different if you have a track record with an existing lender versus a new person buying their first type of property for that asset class.That's apples and oranges.Non-recourse everything usually costs more to finance.If the deal is purchase right you do not need non-recourse.Back when they were financing anything with the boom then yes of course if you are only paying slightly more and can hand back the keys with any problems you would take it as a buyer.Now they want all of these things (amount down,bad boy clauses,etc.) that make it a moot point.Eric I wouldn't put your dad on the hook for this especially in a bad area.My father has been dead for years from a car accident.Your relationship being damaged is not worth any monetary gain.If you were going to consider doing this I would choose a nicer area with less risk.
