Strikes me as a little odd that they would call out the appliance and not just say 'north kitchen outlets' for instance like the breaker above.

The current owner only pays $100.I was thinking of striking a creative finance deal- Lease option for 5 years at around $700 - 800 per month and sub lease it at $1350. 

If they do try to strike a deal, find a cash buyer(s). 

So I would be able to get money out and strike while the market is in disarray. 

If they don't that is a huge strike in my opinion.

I'd try and strike a happy medium but please secure a lender on the back end first - at least a verbal okay and then get their opinion as you being to acquire properties to see if they will fund those deals on the back end.

I didn't save my first 10k and want to strike it rich in the Indy gold rush.
