Any advice or mentoring would be greatly appreciated!

Tom is certainly a mentor to me (I don't know him, just studied him for a few years) and helped me form my tax planning firm structure.  

Coaching/mentoring programs can be cost prohibitive and have a really low ROI vs buying a solid property in a solid neighborhood and learning as you go.

I basically hate everything about my W-2 job except Mentoring employees.I’d like to go into real estate full time in some capacity and wondering if there is a way I could leverage mentoring/coaching to pivot my career full time into real estate?

Connect with lenders and brokers and find a mentor doing what you want to do.

Additionally, finding a mentor who's achieved success in buy-and-hold investing can be incredibly valuable.

You can stay in one for one night. 3- Get a great contractor to size it up on condition and repairs needed.4- A Great Mentor on the above is well worth there cost.
