We have a potential buyer of a lot in St Augustine, FL who would like to build a new single family short term rental.

I like @Chris Seveney and @Shiloh Lundahl's concept for a fast sale that you can do a lease option on.

@Randy Fitzgibbons - I'd recommend going with contractors who have experience with deals like this AND have experience working with banks/lenders for 203K rehab deals.

I would like to know how the process of building loans works and how much funds I need to have.

Hey Andrew: The Freddie Mac Small Balance Loan (SBL) and Fannie Mae Small Loan multifamily programs could be a good fit for a project like this.

I feel like they'll be there for me as I continue and I'm already looking at other opportunities with them.
